Twenty years ago, software in the vacation ownership industry was fragmented and inefficient. Paper files were common. Local servers hummed in back offices. Critical systems did not communicate with one another. Sales operated in one system, reservations in another, and accounting somewhere else entirely. The lack of connectivity slowed down teams and increased risk.
Merlin was founded on a clear conviction—there had to be a better way to run a resort. Not five disconnected systems pulling in different directions. One platform, built on one database, delivering one reliable source of truth, and it had to be in the cloud.
Building What the Industry Actually Needed
The idea was straightforward. Execution required discipline and persistence.
Merlin was designed as a single, unified, cloud‑based platform that brings together sales, marketing, property management, accounting, and owner and guest engagement in one place. The purpose was to eliminate data silos that had cost resorts time, accuracy, and confidence for decades. Rather than relying on reports assembled after the fact, teams gained access to live information that supports timely, informed decisions.
Every architectural decision reflected real‑world experience. We worked directly in the vacation ownership industry before writing code. We understood complex ownership structures, intricate billing requirements, and the daily pressure facing resort teams. In fact, many of today’s products and ownership structures were designed or perfected by us. That experience shaped a database designed for growth, a platform capable of handling complexity, and an architecture that allows new functionality to integrate seamlessly rather than being added as an afterthought.
That foundation became Merlin CORE, and it continues to support the platform today.
From Platform to Ecosystem
What began as a single system has grown into a comprehensive technology ecosystem.
Today, Merlin includes Merlin CORE as the operational engine; Web Apps that extend functionality across departments; Portal Apps that allow owners and guests to self-serve; Business Apps for teams working in the field; and the Navigator App, which provides a single access point to the entire ecosystem. Merlin World, currently in development, represents the next phase of connected resort technology.
Every component operates on the same data and logic, with a shared objective of giving operators greater control, reducing friction, and allowing the system to work around the business rather than forcing the business to work around the system.

At the same time, the platform is moving toward interfaces that adapt to how teams work, automation that removes repetitive tasks, and systems that respond quickly with minimal manual input. This approach (Agentic UI combined with intelligent automation) will allow complexity to be managed in the background while users remain focused on outcomes.
The result is practical and measurable.
